A PIPER PA24; DURING A FULL STOP LNDG; THE R MAIN AND NOSE LNDG GEAR COLLAPSED. INCIDENT CAUSED BY A BROKEN BELL CRANK. ACFT INCURRED DAMAGE.
ANOTHER CFI AND I WERE PRACTICING INST APCHS. EACH INST APCH; EXCEPT THE LAST ONE; WAS FOLLOWED BY A MISSED APCH. ON THE LAST MISSED APCH; THE LNDG GEAR SWITCH WAS PLACED IN THE 'UP' POS. THE LNDG GEAR REMAINED IN THE 'DOWN' POS. AFTER CYCLING THE LNDG GEAR A SECOND TIME; ALL INDICATIONS CONTINUED TO SHOW THAT THE LNDG GEAR REMAINED IN THE 'DOWN' POS. THE LNDG GEAR SWITCH WAS IN THE DOWN POS; THE LNDG GEAR LEVER ON THE FLOOR WAS IN THE FORWARD POS; AND THE LNDG GEAR GREEN LIGHT WAS ON. SINCE THE LNDG GEAR WAS DOWN; IT WAS LEFT IN THE 'DOWN' POS AND THE AIRPLANE WAS FLOWN BELOW THE GEAR SPD FOR THE REMAINDER OF THE FLT. DURING THE FULL STOP LNDG AT ZZZ; THE LNDG GEAR COLLAPSED ON THE ROLLOUT. THE AIRPLANE ROLLED ABOUT 500 FT AFTER TOUCHDOWN THEN SUDDENLY VEERED TO THE R. THE AIRPLANE STOPPED WITH THE R AND NOSE LNDG GEAR PARTIALLY RETRACTED AND THE L LNDG GEAR WAS DOWN. CALLBACK CONVERSATION WITH RPTR REVEALED THE FOLLOWING INFO: THE RPTR STATED WITH ALL INDICATIONS THE LNDG GEAR WAS DOWN AND LOCKED; EVEN THOUGH THE GEAR FAILED TO RETRACT; THE GEAR COLLAPSE WAS UNEXPECTED. THE RPTR SAID MAINT DISCOVERED THE LNDG GEAR BELL CRANK HAD BROKEN CAUSING THE LNDG GEAR TO FAIL TO RETRACT. THE RPTR STATED THE BROKEN BELL CRANK ALLOWED THE L MAIN GEAR TO FULLY EXTEND BUT THE R MAIN AND NOSE GEAR TO EXTEND PARTIALLY. THE RPTR SAID THE ACFT INCURRED DAMAGE TO THE PROP AND R WING TIP FUEL TANK.
